Key Responsibilities of President, Single-Family Build-to-Rent with a National Developer – Atlanta, GA

As the divisional President, you will be entrusted with comprehensive oversight and strategic direction. Your key responsibilities will encompass the full lifecycle of real estate investment and development, including:

Strategic Vision & Leadership

Develop and execute the long-term strategic plan for the BTR division, establishing its market position, growth targets, and operational objectives in alignment with the parent company’s goals.

P&L Management

Assume full P&L responsibility for the division, including budgeting, forecasting, financial reporting, and performance management to ensure profitability and sustainable growth.

Capital Strategy & Investor Relations

Lead capital raising efforts, structure joint ventures, and manage relationships with equity partners and lenders. Serve as the primary point of contact for the investment community regarding the BTR platform.

Deal Sourcing & Land Acquisition

Drive the pipeline of new development opportunities by overseeing the identification, underwriting, negotiation, and acquisition of land parcels suitable for BTR communities in target markets.

Development & Construction Oversight

Manage the entire development process, from due diligence, entitlement, and design to horizontal and vertical construction, ensuring projects are delivered on time, within budget, and to the highest quality standards.

Operational Excellence

Establish best-in-class operational processes and systems for property management, leasing, marketing, and resident services to maximize asset performance, occupancy rates, and net operating income (NOI).

Team Building & Talent Development

Recruit, mentor, and lead a high-performing, multidisciplinary team across acquisitions, development, construction, finance, and operations. Foster a collaborative, results-oriented, and entrepreneurial culture.

Market Expansion

Conduct in-depth market research and analysis to identify and penetrate new high-growth geographic markets, expanding the company’s national footprint.

Risk Management

Identify and mitigate risks associated with development, market fluctuations, financing, and operations. Ensure all activities comply with legal, regulatory, and environmental requirements.

Technology & Innovation

Champion the adoption of new technologies and innovative practices in construction (e.g., modular), property management (PropTech), and customer experience to create a competitive advantage.

Stakeholder & Brand Management

Represent the company and the BTR division at industry conferences and events. Build and maintain strong relationships with brokers, municipalities, contractors, and other key external stakeholders.

Requirements for the President, Single-Family Build-to-Rent with a National Developer – Atlanta, GA

The ideal candidate will be an accomplished real estate executive with extensive leadership experience and a deep passion for residential development. Specific qualifications include:

Experience

A minimum of 15-20 years of progressive experience in real estate development, with a strong preference for candidates with direct experience in single-family residential, master-planned communities, or multifamily development. Prior leadership of a BTR platform is highly desirable.

Leadership Track Record
